Northcraft's published floors for the barndominium size range start at $17,300 for a 30x40, delivered, scaling up in size through a 40x60, at a 10-foot eave height with standard loads. That's the structural shell only — engineered drawings, components, and freight. Interior finish-out (walls, plumbing, electrical, flooring) is a separate project most buyers contract locally.
Does the price include finishing the interior into a home?
No, and no honest steel building supplier's price does. Northcraft's floor covers the engineered structural shell: framing, roof and wall panels, and the drawings your permit office needs. Turning that shell into livable space — insulation, drywall, plumbing, electrical, flooring — is finish-out work, typically done by a local general contractor.
Why does the price depend on the footprint?
Because a barndominium isn't one size. Northcraft's most common barndominium footprints, 30x40 and 40x60, are both clear span and both C-channel framing, but the larger footprint costs more. Can a barndominium be bigger than 40x60?
Yes, in two ways. Longer at the same 40-foot width stays C-channel — 40x80 and 40x100 are both priced in C-channel (see the 40x60 page for those floors). Wider than 40 feet moves the frame to I-beam, a different, heavier system with its own price basis (and a 12-foot eave basis rather than C-channel's 10-foot) — Northcraft's I-beam floor starts at $29,800 for a 50x50. Tell us your target footprint and we'll quote it on the right basis rather than guessing from the C-channel range.
What loads does the published price assume?
The floors above assume ground snow load up to 35 lb per square foot and wind speed up to 110 mph. If your county requires more, that moves the price — tell us your zip code and we'll confirm your real number. Barndominium shells this size are C-channel, sized for residential use, and typically don't carry the kind of collateral load (a crane, heavy mezzanine) that affects Northcraft's larger I-beam buildings — a finished ceiling and normal HVAC for living space don't change the structural shell price.
Do I need a permit for a barndominium?
Most jurisdictions require a permit, both for a structure this size and for residential living space. We provide the stamped engineering drawings; permitting for the residential occupancy and finish-out is handled through your local process, same as any home construction project.
Can I customize the barndominium, or are these fixed sizes?
Every Northcraft building is fully customized to your exact specifications — the 30x40-40x60 range isn't a catalog of fixed layouts. If you already have your own floor plan, tell us your dimensions and door, window, and porch placement, and we'll engineer to those specs rather than a preset.
Is a steel barndominium shell a DIY project?
The 30x40 shell is a realistic project for an experienced DIY crew with the right tools; a 40x60 generally needs a professional erector for the larger spans and heavier components. A steel-framed shell and a wood pole-barn conversion solve the same problem differently.
