Using a 30x40 as a Shop or Garage
1,200 square feet at a full 30-foot clear width is the most common working size we quote. With no interior columns you can park two vehicles and still have a real bench wall behind them, or run a single-vehicle bay with the rest of the floor kept open for equipment that moves around.
Two things worth settling before engineering rather than after, because both are far cheaper to change on paper:
- Eave height, if a vehicle lift is in the plan. Lifts carry a minimum ceiling requirement that is typically taller than a standard 10-foot eave. Tell your estimator the make and model you have in mind and we’ll price the eave that actually clears it.
- Door width and placement. This drives where power and air can run, and it is part of the engineering, so deciding early keeps you from cutting into finished panel later.
What a 30x40 Costs Beyond the Building
$17,300 covers stamped engineering drawings, the building components and freight. It does not cover the concrete, and the concrete is the line most buyers underestimate. A 30x40 needs roughly 1200 square feet of slab, usually with a thickened perimeter where the building anchors down.
We don’t publish a slab price, and that’s deliberate rather than evasive: a slab figure that’s accurate in one county is wrong in the next one over. What moves it is local — frost depth, how level your pad already is, concrete delivery distance to your site, reinforcement, and finish. A pour in northwestern Pennsylvania and the same slab in Georgia are not the same job.
The useful move is to get two or three local quotes for a 1200 square foot slab with thickened edges, then tell your estimator what you’re hearing. Your stamped drawings include the anchor-bolt layout your concrete contractor needs, and we send it to them directly so the bolts land where the building expects them.

Foundation work for a barndominium shell is a different conversation than a plain shop slab, since the pour also becomes the finished living-space floor — see the FAQ below. That work, like all concrete and foundation prep, is priced separately from Northcraft’s price (see “What’s included” above). Freight for this footprint is a mid-weight package on Northcraft’s overall list — heavier than anything in the 20-foot family, lighter than the 40-foot-wide sizes.
The Barndominium Range: 30x40 to 40x60
The other bookend of that range, 40x60, runs $11.58 per square foot against 30x40’s $14.42 — a materially cheaper shell per foot, plus 10 more feet of clear-span width for laying out rooms. The decision between the two ends isn’t really about budget alone: it’s whether the floor plan you want fits in 30 feet of width or genuinely needs the extra 10. Total cost swings more with length than with that width step, so price out both ends before assuming the wider option costs proportionally more.
