This is a margin share, not a commission. A commission is a percentage somebody else works out on a base you never see. How You Make Money Here
Almost every dealer program in this industry pays a commission: a percentage, calculated by the manufacturer, on a base the dealer is never shown. Northcraft does not work that way. Three steps, and the second one is the one nobody else offers.
You see our cost
Once you are an authorized dealer, you are shown what the building actually costs Northcraft to supply before you quote it. Not a dealer price, not a discounted list, not a rate card — the real cost the order is submitted against. Every job is costed to your customer's actual spec and site, not read off the generic starting prices published elsewhere on this site.
You set the price
You decide what to sell it for. Northcraft does not set your selling price, so the profit on the deal is a number you chose rather than one you were handed.
You keep 50-80% of the profit
The difference between your price and our cost is the profit. You receive 50 to 80 percent of it. Where you sit inside that range is agreed with you at application.
A supplier who quotes “ten percent” without saying ten percent of what has told you nothing. Ten percent of a shell and ten percent of a delivered contract are very different checks. Here you set the price yourself, over a cost we showed you, so you already know what the deal is worth before you sell it.
When The Money Actually Moves
Of the sixteen dealer and builder programs we read end to end in 2026, not one published when a dealer is paid. It is the most uniformly withheld term in this entire industry, and it is the one that decides whether you can run a business on the arrangement. Here it is.
- What actually triggers a payout
- A submitted order — not a drawing fee. Paying for engineer-stamped drawings is a separate step and is not an order, so it does not start your payout. An order is submitted with a deposit of at least 30% of the total building price, and that deposit is non-refundable at that point. Your share is paid from money that is already committed, which is why there is no clawback in this program and no holdback against one.
- Weekly, not monthly
- Your share goes out the same week the profit arrives. There is no monthly close to wait for and no quarterly reconciliation.
- Per milestone, not on completion
- A steel building is paid for in stages, and you are paid in the same stages. You do not carry the deal on your own cash flow until the building is finished.
- Northcraft receives the customer’s money
- In parts of this industry the customer’s deposit is the dealer’s commission — the dealer holds it and the manufacturer never touches it, which quietly makes the dealer the one who has to refund a customer who cancels. That is not how this works. The customer pays Northcraft, and Northcraft pays you your share of the profit.
What You Would Actually Be Selling
This is the part most dealer programs skip, and it is the part that decides whether the product fits your customers. Northcraft supplies solid-frame buildings in two framing systems. Neither is tube steel, and neither is a carport.
C-Channel Solid Frame
Light-commercial, residential, agricultural and workshop work. Typically does not carry collateral load, which is why it can be priced from a published table at all.

This is the work that happens once you have the customer, and it does not change dealer by dealer.
Engineering and stamped drawings
Every building is engineered to the real code, snow load, wind speed and seismic category of the delivery site, and ships with code-compliant stamped drawings for that state. You do not need an engineer on staff and you do not carry the engineering.
Engineering & Supply
Northcraft engineers and supplies the building. Buildings are fully customized to the customer's exact specifications rather than picked from a fixed catalogue of sizes — including for a buyer who already has their own plans.
Freight to the site
Freight to the customer's site is included in the published floor price, in all 50 states. There is no separate delivery negotiation for you to manage.
The warranty set, in writing
50-Year Paint, 50-Year Rust Perforation, 60-Year Structural and Lifetime on Hardware, all transferable to the next property owner. That is the strongest thing you can put in front of a cautious buyer, and it is Northcraft's obligation, not yours.

You are told where each of your orders actually is, without having to chase it. A dealer who cannot answer "where is my building" is the dealer a customer stops trusting.

The order, the drawings, the production slot and the freight are managed on the Northcraft side, by people whose job that is.

What This Program Does Not Offer
Stated here in plain sight rather than left for you to discover in the agreement. If either of the first two is a requirement for you, this is the point to say so — better now than after you have signed something.
No territory, exclusive or protected
There is none, and none is promised. You can sell anywhere Northcraft delivers, which is all 50 states — and so can every other dealer. Of the sixteen programs we reviewed, seven mentioned territory and exactly one defined an area you could actually measure. Rather than describe a protection that would not survive being written down, Northcraft does not offer one.
No leads
Northcraft does not supply leads to dealers. You bring the customer. Six of the sixteen programs we reviewed made some kind of lead claim and not one of them stated a volume, which makes those claims impossible to plan a business around. Rather than make one of the same shape, Northcraft makes none — so build your plan on customers you source yourself.
And nothing to pay, hit, or hold
No sign-up or franchise fee, no monthly cost, no minimum order volume, no sales quota, and no inventory to buy or warehouse. Every building is made to the customer’s specification after the order and freighted straight to their site, so there is no stock to carry. Fee-free entry is close to universal in this industry, so treat it as the floor rather than as a benefit — the terms above this line are the ones worth comparing.

You have the conversation about what they are building, how big, and what it has to stand up to. You do not need to be able to engineer it — you need to ask the right questions and get the answer right.
You see the cost and set your price
Once you are an authorized dealer, Northcraft shows you what the building costs to supply. You decide what to sell it for. The quoting tools turn the specification into a real number while the customer is still on the phone.
Northcraft engineers and supplies
We engineer to the real code, snow, wind and seismic conditions at the delivery site, produce stamped drawings for that state, supply the building and freight it to the site.
You are paid at each milestone
As each customer payment arrives, your 50–80% share of the profit in it goes out that week. Erection is priced separately and available on request, and the warranty set transfers with the building.

How does a Northcraft dealer get paid — is it a commission?
No, and the difference is the whole point. A commission is a percentage somebody else calculates on a base you cannot see. Northcraft runs a margin share: once you are an authorized dealer, you are shown the real cost of the building before you sell it, you choose what to sell it for, and the difference between those two numbers is the profit. You receive 50 to 80 percent of that profit. Because you set the selling price yourself, you set the base the percentage is applied to — which is the one term that almost nobody in this industry publishes.
What percentage of the profit do I keep, and what decides whether it is 50 or 80?
The range is 50 to 80 percent of the profit on the deal. Where a given dealer sits inside that range depends on the volume of business they do, and it is agreed directly with you and put in writing at application — not something you have to guess at after you sign. Ask for your specific number during the application conversation and get it in writing before your first sale.
When am I actually paid?
The same week the profit arrives, on every milestone. Payment follows the customer's money rather than a monthly cycle: when a customer payment lands and there is profit in it, your share of that profit goes out that week. Every later milestone on the project works the same way, so the money reaches you in step with the project rather than at the end of it.
Do I get an exclusive or protected territory?
No. Northcraft does not offer exclusive or protected territories, and no dealer is promised one. You can sell anywhere Northcraft delivers, which is all 50 states, and so can every other dealer. This is stated plainly rather than buried because it is usually the first thing a prospective dealer asks and because a territory that is described but never written into an agreement is worth nothing anyway. If protected territory is a requirement for you, this is the point at which to say so.
Will Northcraft send me leads?
No. Northcraft does not provide leads to dealers. You bring the customer; Northcraft engineers, supplies, stamps the drawings for the delivery state and freights the building. Plan your business on the assumption that every customer is one you found, because that is what this arrangement is. A supplier that promises leads without naming a volume, an area and a condition has not promised you anything you can plan around, and rather than make that kind of claim, Northcraft makes none.
Are there sign-up fees, minimum volumes, quotas or inventory requirements?
None of any kind. There is no franchise fee, no sign-up fee, no monthly cost, no minimum order volume, no sales quota to keep your dealership, and nothing to stock or warehouse. Every building is engineered and supplied to the customer's specification after the order is placed and freighted straight to their site, so there is no stock for you to carry in the first place. What does Northcraft actually supply — is this carports?
No. Northcraft supplies solid-frame steel buildings: C-channel solid frame and rigid-frame I-beam. That is a different product from the hollow-frame tube-steel structures that most metal-building dealer programs are built around, which is the category carports, RV covers and open shelters come from. Solid-frame buildings are engineered structures with PBR roof and wall panels, a full trim package and a roof pitch up to 8/12, and they are permitted and inspected as buildings. If you have sold tube-steel structures before, expect a longer sales cycle, a larger order value, and a customer who asks about engineering.
What sizes can I sell, and what do they start at?
Northcraft publishes a real starting floor price of $10,500 for a 20x24, scaling up in size through 40x100 in C-channel and 50x100 in I-beam. Those are floors, not quotes, and there is no size or deal-value ceiling — buildings are customized to specification.
What is included in that floor price, and what is not?
Included: stamped engineered drawings for the delivery state, all primary building components, and freight to the site. Not included: doors and windows, insulation, concrete and foundation work, and erection — priced separately; those services are available. Being able to say that clearly is most of the job — a quote that quietly leaves those out and adds them back after a deposit is one of the more common complaints buyers have about this industry.
How long does a building take to deliver?
Typically 45 to 60 days from order to delivery, depending on engineering review and current production volume, plus normal freight time to the site. Your estimator confirms a real date range once drawings are finalized. Delivery timing is a promise a dealer makes to a customer, so it is one to state carefully and never round down.
Do I need to be able to erect the building?
No. Erection is priced separately from the published building price, and that service is available — Northcraft can arrange it, or your customer's own crew can handle it. You do not need your own erection crew to become a Northcraft dealer.
