Southern Nevada’s Real Design Criteria, by Elevation
Clark County — Las Vegas, Henderson, North Las Vegas, Boulder City, Mesquite, and Pahrump — amends the International Codes through its own Southern Nevada Building Officials committee. The current table sets snow, wind, and seismic figures by elevation band:
| Elevation Band | Ground Snow Load | Wind Speed | Seismic Design Category |
|---|---|---|---|
| Below 1,600 ft (most of the Las Vegas Valley floor) | 5 psf | 98 mph | D₀ |
| 1,600 – 2,700 ft (much of Henderson, Summerlin) | 10 psf | 98 mph | D₀ |
| 2,700 – 3,500 ft | 15 psf | 98 mph | D₀ |
| 3,500 – 3,900 ft | 20 psf | 98 mph | D₀ |
| Above 3,900 ft | Full IBC / ASCE 7 hazard tool | Full IBC | Full IBC |
Source: Table R301.2, Southern Nevada Amendments to the 2024 International Residential Code (Clark County Amended), adopted by the Clark County Commission July 15, 2025, effective January 11, 2026.
Reno runs a materially different table. Washoe County’s own design-criteria table sets ground snow load from 35 psf at 4,500 ft up to 600 psf at 10,000 ft in the Lake Tahoe Basin, with a 29 psf minimum roof design load countywide, a 120 mph ultimate design wind speed, and Seismic Design Category D2 — every one of those figures materially higher than Clark County’s own table.
Most of the Las Vegas Valley sits in the lowest bands. The valley floor runs roughly 1,600-2,700 ft in elevation, placing most sites in the 5-10 psf snow band — real numbers, but the lowest of any state we’ve researched.
Nevada’s Code and Permitting Reality
Nevada has no mandatory statewide building code. Southern Nevada (Clark County and its cities) and Northern Nevada (Washoe County and its cities) each independently adopt and amend the International Codes through their own regional building-code committees — Southern Nevada Building Officials in the south, Northern Nevada International Code Council in the north. Southern Nevada’s current cycle is built on the 2024 International Residential Code, effective January 11, 2026.
Permitting follows the same regional pattern: your city or county building department issues the permit directly and confirms the exact elevation band and design figures that apply to your specific parcel.
Most jurisdictions require a permit, issued locally, which is exactly why Northcraft asks for your city and elevation rather than publishing a single Nevada price.
What a Steel Building Costs in Nevada
Starting at $10,500
Northcraft’s starting price, 20x24 in C-channel framing, 10’ eave height basis, at Northcraft’s standard 35 psf snow / 110 mph wind basis. Larger sizes up to 50x100 in I-beam are quoted per size — tell us your footprint and we’ll confirm your number.
What moves the price for a Nevada site
- • Eave height above the published basis
- • Ground snow load above 35 psf — not typically a factor in the Las Vegas Valley; real above roughly 4,500 ft around Reno and the Sierra front
- • Wind load above 110 mph — not a factor in Clark County's 98 mph basis; real at Reno's 120 mph
- • Areas with high seismic activity — real in both regions, more pronounced around Reno (Seismic Design Category D2) than Las Vegas (D₀)
- • Collateral load requirements (I-beam buildings only)
This is a starting range for the structural shell, not a binding quote. See the size pages below for exact floors, and tell us your Nevada city and elevation for your real engineered number.
What Nevada Builds
Las Vegas Valley Growth-Corridor Storage
Clark County's real ground snow load bottoms out at 5-10 psf across most of the valley floor, and the driving factor for a Las Vegas-area building is heat and dust exposure, not snow — garages, RV storage, and equipment buildings sized for the region's explosive residential growth.
Northern Nevada High-Desert Ranch & Ag
Washoe, Lyon, and Douglas Counties carry real ranch and agricultural demand at elevations well above the Las Vegas Valley — machinery sheds and hay storage here are engineered to a genuinely different load than anything in the south.
Reno-Tahoe & Sierra Front Commercial
Reno's official design wind speed (120 mph) already clears Northcraft's published basis, and sites climbing toward the Sierra Nevada front and the Lake Tahoe Basin can clear 100+ psf ground snow load and Seismic Design Category D2 — the most demanding combination of any region in the state.

Frequently Asked Questions
What ground snow load do I need to design for in Nevada?
It depends heavily on where in the state you're building — Nevada has no single statewide figure. In Clark County (Las Vegas, Henderson, North Las Vegas), the region's own amended code sets ground snow load in bands by elevation: 5 psf below 1,600 ft, rising to 20 psf at 3,500-3,900 ft, with anything above 3,900 ft referred to the full ASCE 7 hazard tool. In Washoe County (Reno, Sparks), the range is dramatically wider — the county's own table runs from 35 psf at 4,500 ft up to 600 psf at 10,000 ft in the Lake Tahoe Basin, with a 29 psf minimum roof design load anywhere in the county. Tell us your city and elevation and we'll confirm your real figure.
Does Nevada have one statewide building code?
No. Like Wyoming, Nevada has no single mandatory statewide building code — Southern Nevada (Clark County and its cities) and Northern Nevada (Washoe County and its cities) each amend and adopt the International Codes independently through their own regional building-official committees. Southern Nevada's current amendments are built on the 2024 International Residential Code, adopted by the Clark County Commission on July 15, 2025 and effective January 11, 2026. Always confirm which region's amendments apply to your specific site.
Is Las Vegas really that different from Reno for building design?
Yes, on nearly every real figure. Las Vegas Valley sites (mostly below 2,700 ft) design to 5-10 psf ground snow load and a 98 mph basic wind speed under Clark County's own table. Reno, at a higher elevation with Sierra Nevada exposure, carries a materially higher 120 mph ultimate wind speed and a real Seismic Design Category D2 — the same category Salt Lake City carries along the Wasatch Front. A building engineered for one region isn't automatically right for the other.
Is seismic activity a real factor in Nevada?
Yes, and more so in the north. Washoe County's design criteria set Seismic Design Category D2 countywide — real exposure from the Sierra Nevada frontal fault system and the broader Walker Lane seismic belt. Southern Nevada's own table sets a lower Seismic Design Category D₀ for the Las Vegas Valley. Of Northcraft's five "what moves the price" factors, seismic load is a genuine consideration in both regions, but more pronounced in the north.
What does a steel building cost in Nevada?
Northcraft's published floors start at $10,500 for a 20x24, scaling up in size through 40x100 in C-channel framing and 50x100 in I-beam. Those floors assume ground snow load up to 35 psf and wind up to 110 mph — comfortably clearing Clark County's own figures for most of the Las Vegas Valley, but Washoe County sites at typical Reno-area elevations and above will clear the snow-load and, depending on site, the wind and seismic factors too. Tell us your city and elevation and we'll confirm your real engineered number.
Do I need a permit for a steel building in Nevada?
Most jurisdictions require a permit, but there's no statewide permit process — your city or county building department issues it directly and confirms the exact snow, wind, and seismic figures for your specific site under that region's own amended code.
How long does delivery take to a Nevada site?
Typically 45-60 days from order to delivery, depending on engineering review and current production volume, plus normal freight time to your site. Your estimator confirms a real date range once your drawings are finalized.
